26-38 Talavera Road, Macquarie Park

This project was fitzpatrick+partners first built commercial project in 2001. It was undertaken with documentation assistance from Morris Bray Architects. Work commenced with the masterplanning of the complete site known as 26?38 Talavera Road for CRI. On successfully attracting CSC as the tenant for stage one, the masterplan was modified to allow a single 36,000sqm building to be built at the west end of the site. On completion ownership of the development passed to Macquarie Goodman. The twin floor plates approximately 90 metres long x 25 metres long are serviced by end cores housing fire egress, bathroom facilities and floor by floor plant rooms. The centralized external glazed lift cores and tenant stairs of each building are linked by an enclosed bridge. This bridge has automated windows allowing the space to be fully naturally ventilated, and has become the central meeting spaces on each floor. A linear awning allows undercover access from the porte-cochere drop off to the public lobby. A secure internal landscape environment can be seen from the lobby, and incorporates caf? breakout zones, BBQ areas and a "great lawn". The column grid expresses the perimeter concrete columns on the outside of the building, with only two columns on the actual floor plate, continuing through the 2 level naturally ventilated basement without transfers. A simple design palette expresses the structural and servicing systems of the building, and an approach to limit the "wrapping" of the building in applied finishes sitting in a natural landscaped setting. This theme was continued into Stage 2.
