The site, located within the Perth CBD, offers a prime city location; A St Georges Terrace address and views over The Swan River.

The proposed development seeks to maximise these characteristics in the design of a commercial office buildings that is innovative in planning and form, yet individual, but united, in character. The development will redefine lost links through the site, opening new useable and protected public plaza spaces. With the primary street and pedestrian address for the building is from St Georges Terrace, the design solution offers individual entry sequences from and across Mounts Bay Road. The simple clean floor plates have been designed for maximum flexibility and can be divided into countless sizes and configurations. They have been designed to minimise internal columns and blocking structures.

Linked by a series of sky bridges and roofed atrium the campus style facility creates a strong sense of arrival from the north of the site. The sky bridges are an extension of the internal circulation that extends through the office space forming the potential sub tenancy spaces, they also allow for smooth continuity of space as well as providing opportunity for use as meeting spaces or break-out areas. This internal program in turn produces the dynamic external articulation of the building form. The service amenities are located within the side core arrangements of the floors maximising the potential for tenant subdivision and minimising the requirement for corridor spaces. This arrangement assures tenants of minimal interruption for base building services. The high technology, environmentally sensitive theming continues through out the foyers, bathrooms and lobbies. These spaces are finished in the latest materials, chosen for their aesthetic, low maintenance and environmental responsible aspect.
