The Manly apartments were undertaken as a highest and best use study for Grocon.

The site contains a telephone exchange building currently operational and a park. The exchange is expected to remain operational and as such created a restriction to the development.

The proposed solution envelopes the telephone exchange integrating an unsightly element into the architectural language of the mixed use proposal. Ground and level 1 are retail/ commercial uses and apartments located over to avoid noise impacts and enjoy good views.

Building over the exchange building using lightweight prefabricated construction (CLT) allows for maximum value to be obtained with wider Manly views provided to the upper level apartments whilst resolving engineering concerns. A distinct coastal architectural language celebrating the main timber structure reflects the contemporary Manly context.
